Technical description

The office complex is designed in compliance with A-class office standards – modern and ecological materials, nature-friendly and energy-efficiency increasing technologies are used.

Building technical data

Outer walls

The outer walls of the building are frame assembled with 250-300 mm Rockwool insulation. The facade is ventilated; the composite panels (Reynobond) are used. Outdoor wall thermal resistance of more than 6.5 m2K/W (A class energy efficiency).

Inner walls and partitions

The reinforced concrete inner walls and columns are painted. The corridor partitions, conference rooms are constructed from aluminium-glass structures. The "open space" without additional partitions is used as inner layout. WC and kitchens walls are implemented using plasterboard and rock wool.

Intermediate floor constructions

Monolithic - reinforced concrete

Intermediate floor construction meets the requirements for acoustic performance. Construction of the ceiling: concrete-acoustic insulation-levelling concrete mix layer-flooring.

Roof construction

22 cm monolithic claddings, the slope forming ceramide layer, vapor isolation, rock wool, 2 layers of adhesive roll roofing. Roof thermal resistance of at least 9 m2K/W. (A class energy efficiency). The roof is operated; all the outer aggregates are mounted on the roof.

Windows

Windows are from heat-insulating glass, selective glass-aluminium constructions with internal curtains. Aluminium-glass design is used with the heat insulating three-chamber glass packages, Rw - 41 dB, the glass heat transfer coefficient U = 0.5-0,6 W / m2K; light transmittance of 60%; Light reflectance LR-18%. (A class energy efficiency)

Floors and ceilings

Ceiling is suspended, segmented, acoustic, white and not perforated (60x60 cm). Ceiling height: 2.80 m in the office premises

Flooring – commercial, EN 1307 class carpet (Forbo or analogy). Flooring in WC – 1-class stone tiles.

Stairways, halls

Fully completed wall and ceiling finishing. Equipped with lighting, heating system. Installed lighting and heating devices. Staircases are assembled from prefabricated concrete stairs. Stainless steel handrails are installed.

Engineering communications

Heating, ventilation, conditioning

Heating
Independent heating unit with a microprocessor-based control and automation, mounted steel radiators (Purmo or analogy) with manual thermostats. The maximum heat output of 1.35 MW is available, required for heating - 220 kW

Ventilation
Independent centralized, mechanical air supply and extract with heat recuperation (class A energy efficiency) ventilation system with two-stage AMALVA the F5-F7 air cleaning, high efficiency ventilation system with a microprocessor-based control. Air output 8.0 to 8.5 m³ / h / m², acoustic noise no more than 36 dBA. Shut-off valves in each floor, automatic electromagnetic valves.

Conditioning
Independent for each floor LG Electronics cooling system VRF with a microprocessor-based control. Installed cooling capacity - 80-100 W / m², acoustic noise no more than 36 dBA. Cooling devices are equipped with balancing - control valves, control keypads. The consumed cold is estimated based on the automated readings of the electricity meters.

Lighting

LED lamps, lighting intensity no less than– 500 Lux, in utility rooms no less than 200-250 Lux.

Security

Entrance - automated programmable access control system, alarm system. The entrance to the underground and ground car parking using control cards or remote control, installed turnstiles and lift garage door. Video surveillance inside and outside the building according to the project is installed.

Underground parking

Natural concrete finishing. Parking lots- marked with horizontal labelling. Fitted with an automatic fire-extinguishing and smoke removal system.
